Impact Seven is seeking a highly motivated and resourceful individual to join the Real Estate Development team as a Director of Real Estate Development. The Director of Real Estate Development is responsible for the planning, financing, and development of new affordable housing communities and acquiring existing affordable housing. This individual also serves as an ambassador for Impact Seven. Impact Seven is committed to a flexible work environment. The employee will have the option of working from either Impact Seven’s Rice Lake or Milwaukee office or from his/her home office. Candidates who are Wisconsin residents are preferred given the required travel to project sites within the state.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Serves as a primary point of contact with partner agencies, community organizations, political officials and funders in existing and new markets
Researches best model housing development practices and makes recommendations to senior leadership team on incorporation of the same
Coordinates review and input from partner agencies and internal constituents such as Property and Asset Management and Finance teams at appropriate milestones and appropriately influences the development process
At all phases, monitors development expenses to ensure expenditures are within budget
Reports progress to management on-going basis
Travels to project sites and Impact Seven headquarters in Rice Lake, Wisconsin, which may necessitate overnight stays

EDUCATION and/or EXPERIENCE: Bachelor’s degree from four-year college or university and minimum of three years of professional experience in affordable housing development, urban planning, community development, or related field; or Master’s degree and two years of professional experience. Working knowledge and experience in real estate finance and development. Demonstrated experience preparing project development budgets and monitoring development budgets. Knowledgeable with respect to state and federal affordable housing programs, especially Low-Income Housing Tax Credits. Experience with resource mobilization including knowledge of both public and private sources of capital for real estate development. Strong project management capabilities and ability to manage and direct multiple long-term projects.

POSITION SUMMARY
The Corporate Receptionist/Executive Assistant is responsible for main reception and administrative tasks at Impact Seven’s Rice Lake office. This position supports the Chief Executive Officer as necessary and will perform general office, accounting and human-resource related duties.

ESSENTIAL EXPECTATIONS, DUTIES AND RESPONSIBILITIES

• Be Kind > Serve as an ambassador for the Impact Seven brand by displaying friendliness in all interactions, including greeting all visitors and answering incoming phone calls.
• Be Organized > Complete a broad variety of administrative tasks for the Chief Executive Officer including: managing an extremely active calendar of appointments, compiling and organizing materials for Executive- and Board-level meetings and communication, composing and preparing correspondence that is sometimes confidential and arranging detailed travel plans, itineraries and agendas. General administrative tasks include: processing all incoming and outgoing mail, maintaining contact lists and voicemail, purchasing office supplies and filing.
• Be Responsive > Manage IT support, including, but not limited to: copier and printer maintenance, equipment contract maintenance, telephone system management, management of company cell phone contracts and credit card accounts and other technical related matters as identified.
• Be Flexible > Prioritize conflicting needs; handle matters expeditiously, proactively, and follow-through independently on projects to successful completion, often dealing with deadline pressures. Other duties may involve administrative assignments related to accounting, human resources and asset management. The above list of duties is not exhaustive – other duties as assigned.
• Take Pride > Ensure the office and grounds are organized and maintained to company standards. Organize and oversee office general areas, employee lunchrooms, kitchens and conference rooms and communicate with cleaning and maintenance contractors.

POSITION: Leasing Assistant

SUMMARY: Responsible for assisting with the implementation of Impact Seven’s marketing plans and procedures to achieve property management occupancy goals, and for providing excellent customer service for prospective tenants during the application process.

REPORTS TO: Director of Marketing

FLSA STATUS: Part time, Non-exempt

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Prioritize a large volume of phone calls and emails (approximately 400+ per week) from prospective residents and answer routine questions about available rental units.
• Work with other staff to monitor unit availability, proactively market units, and to monitor and compile information to assist in the evaluation of marketing efforts.
• Work with Property Management to monitor the flow of incoming housing applications via Lead2Lease, follow up with applicants to ensure applications are received, and assist with the completion of necessary documentation
• Other duties as assigned.

Impact Seven, established in 1970, is a community development corporation that offers a full range of community services throughout the state of Wisconsin. The position will report to the Regional Maintenance Supervisor and will be responsible for the following: be accessible for emergency calls; respond promptly to service requests from residents and Impact Seven; complete maintenance requests with information requested to show how and when repairs were made; determine necessary redecorating, repairing, and repainting needed to make unit ready for new tenant; advise supervisor of the extent of work; show vacant apartments to prospective tenants and assist with move-in paperwork; maintain set of plans, specs, and maintenance manuals for reference on site; responsible for inventory of all equipment on site; perform other tasks as assigned by Maintenance Supervisor.
