Our professional property management team works diligently to make sure each resident’s home is well-maintained and meets all of their needs. Maintenance Technicians respond promptly to service calls, maintain the grounds and ensure homes are clean and ready for occupancy. Special-needs housing meets the unique demands of elderly or disabled residents, and our service coordinators connect these residents to the services and support that promote independence and quality of life.
Impact Management Group, LLC provides a full range of property management services, both for its own projects and for other owners. Impact Management Group’s operations, physical, financial, and administrative management systems are automated, with tasks such as rent collections, maintenance requests, and resident certifications completed utilizing the latest technology. Residents can submit work orders and make payments through Resident Portals at www.impactseven.org.
Impact Management Group, LLC currently manages over 1,700 units of housing. Nearly all of these units were developed using a combination of the same wide variety of funding sources listed above. Staff are highly experienced with the full array of income eligibility, accounting, reporting, and compliance requirements found in all major state and federal affordable housing programs.
While the bulk of homes are owned by Impact Seven, we also have a growing portfolio of properties managed for outside agencies.

I’ve been living at Harvey Dueholm Villa since June of 2017 and there are multiple things I enjoy here. It’s a very quiet neighborhood which helps me forget that I am surrounded by other people. The maintenance crew is also great at keeping up with the seasons; I never have to worry about being snowed in because the parking lot is always plowed early. I don’t have to mow my lawn, I never have to worry about fixing anything on my own. The extra space in the garage has been useful, and I also was happy to find a place that allows pets.

It was with deep regret that I left Impact apartment in Park Falls, Wisconsin to move to Indiana to help my daughter with her family, as she found herself a single parent. I enjoyed the large rooms and exceptional décor for such an affordable place. I had central air, gas hot water heater and furnace. The living room and bedroom had over-head fans. Each apartment had a large island in the kitchen, dishwasher, and garbage disposal. Appliances were high end, but the really great thing was the low gas and electric I had to pay. Each bathroom has a full sized washer and dryer. Mary, the Manager was so very helpful and everything ran smoothly. I was very impressed with the maintenance men. They were prompt and very personable. I felt as if I was living at home with nice people to help me out.
Anyone lucky enough to fit the criteria of Impact apartments when they have an opening is very lucky. Most of the residents here are here for the long haul. If I ever come back to Park Falls, I would love to come back to this place.

I am a 75-year-old woman and a resident of John Fischer Manor going on 13 years. I enjoy the community very much. We have parties, games and dinners. The people are very nice. Management is very good, and maintenance is excellent. My mother also lived here about 28 years ago until she passed. She met many new friends and really loved her apartment.

I was one of the first to have the privilege to reside in Seven 04 Place and am happy to have made this move. I was searching for a safe, clean, pet friendly environment with windows in every room, secured entrance and parking, a washer/dryer in the living space, easy entrance and exit to expressway. Not only did I find all of the above but also WiFi, hot water, sewer and trash which is included. Looking forward to spring and summer as I have numerous restaurants and entertainment within walking distance.

I’ve been asked to report on my experience as a resident at Artist Lofts, a property of Impact Seven. I was one of the first residents to sign a lease upon completion of the multi-million-dollar rehab in late 2016. The building was originally built in 1929 and is full of character and industrial charm. When they first opened the door to my unit and I peaked in, I said this is it! This is what I’ve been looking for. The tall ceilings, open concept, and new stainless-steel appliances made the deal easy to seal. That was almost 3 years ago & I’m still here and still enjoying my apartment. The property has been through some staff changes but I feel the positive momentum with the new current manager & am excited to see the future. Care & concern is seen & felt with the staff on site. I’m thankful every day for the quality of my apartment at the price point I pay. The neighbors look out for each other and have care and compassion for each other. My maintenance issues have also been handled in a timely manner.
